FloSimple HOA: Levy Runs, Statements and the Attorney Record

Managed Estates is the recommended package for estates, homeowners' associations and bodies corporate. The first accepted operating cycle is an approved levy run, a reconciled receipt and an owner statement, with one exception and one service request handled end to end.

Priced per stands. The bands are published on the pricing page and the order fixes your band before you sign.

The first operating cycle

The order names the stands or units in scope, the levy schedule, the interest treatment for overdue balances and the sign-off owner. The cycle is rehearsed on your approved import before it runs for real, and the totals are reconciled against the ledger before any statement leaves the building.

  • Approved levy run with the charge basis recorded per stand or unit
  • Receipting and allocation reconciled to the accounting engine
  • Owner statements showing charges, receipts, interest and balance
  • One exception and one service request handled through the workspace

Who this suits

Managing agents and trustees who currently run levies from spreadsheets, an ageing ledger or a mix of both, and who need the board to see a reconciled position without waiting for month end. Portfolios from a single estate to many entities under one managing agent fit the account model.

What it costs

Counted on the stands on your verified register. Archived and non-billable stands are excluded and the treatment is written into the order.

What a scope review is

A scope review is a working conversation, not a sales pitch. You describe your last labour-intensive or failed operating cycle, its source records and the person accountable for fixing it. We show the relevant workflow on safe data, say plainly what has been tested and what has not, and only then recommend one edition and one engine.

What the price covers

One recurring number covering the workspace, the accounting engine connection and standard delivery. There is no separate implementation invoice and no hourly billing on anything in the signed scope.

Included

  • The property workspace itself, for every operational user you need
  • The connection to your accounting engine, so the workflow reaches the books without re-keying
  • Standard setup and configuration of your own rules, rates and tariffs
  • Agreed data take-on from your current systems, rehearsed before anything moves
  • Training for your team, and defined ongoing support
  • Updates to the edition, at no extra charge, for as long as you subscribe
  • The levy run, tariff versioning, owner statements and the reminder record for attorney handover
  • Water and fines charged from the files as they arrive, with the reading or the notice attached

Not included

  • Your accounting engine's own subscription. It is on its own line, with the payer named
  • Message usage: SMS, WhatsApp, email and number rental, billed on actual use
  • Card processing and payment-provider fees, at the provider's published rates
  • Work outside the signed scope, which needs a written variation before it starts
  • Direct connections to your meter-reading and fines providers. Both feeds start as folder drops
  • Live metering. Readings arrive as files

Next step

A scope review is a working conversation about your last hard operating cycle. It ends with one recommendation, one engine and a dated payment calendar, or with an honest no.
